How Brew Letters works

Brew Letters turns a list of probate leads into letters you can print and mail. It cleans the list first, so you do not waste stamps on the wrong people, and it remembers when the next letter is due.

Two ways to use it

We run it for youYou run it yourself
HowSign in at brewletters.app, upload your list, download your letters. Nothing to install.Download the whole system and build and run it with your own AI, on your own computer.
CostAbout a penny a letter. First 250 letters free. Or $9 a month for up to 1,000 letters. The AI Brew Letters kit: $399, one time.
Who runs the computerWe do, on a rented online computer called a server. You do. Your lists stay on your computer.
HelpEmail support.Optional add-on: 3 coaching calls for ideas, $250. Each call is 45 minutes.

The kit is coming soon. A server is just a computer that stays on and online so people can reach it any hour. You only need one if you want other people to use your copy.

The five steps

  1. Upload your list. A spreadsheet file (CSV) of probate leads. We find the columns for you.
  2. We clean it. You see what stayed and what was left out, and why.
  3. Preview for free. Read your letters before you pay anything.
  4. Download your letters. One PDF, sorted by zip code. You print it and mail it yourself.
  5. Follow up. The next round comes due after a set number of days. Letters that come back marked vacant move to a Vacant list.

What gets left out of your mailing

Everything left out is listed in a results file, so you can always see what happened to each lead.

Who gets which letter

TypeWhat it meansLetters
Same AddressThe person handling the estate lives at the house. One
Local AreaThey live nearby. One to them, one to the house
Out of AreaThey live far away. One to them, one to the house
VacantA letter came back marked vacant.Their own follow-up letters

Rounds and timing

You send letters in rounds. Each type starts with 2 rounds, and you can change that, up to 6. The days between rounds start at 90 for Same Address, 30 for Local Area, 21 for Out of Area and 10 for Vacant. "Letters due now" gives each lead its next round when it is due and skips the rest.

Your letters

Returned mail

When an envelope comes back, type its address and the code on it. If the code is VAC (vacant), that lead moves to your Vacant list and onto a Call List with names and phone numbers, ready to import into your CRM. Other codes are left alone.

What it costs

About a penny a letter. New accounts get 250 free letters. Previews are always free. See pricing.

Good to know. You print and mail the letters yourself. Brew Letters does not give legal advice. Agents: have your broker approve your marketing. Investors: check the disclosure rules that apply to you. You are responsible for your lists and for honoring anyone who asks not to be contacted. Results depend on your list, your market, your letters and your follow-up, and nothing is guaranteed. Uploaded lists are deleted after 30 days.
